Broad Court Property Management Ltd offer a variety of management services specifically tailored to the requirements of local landlords. These vary from a simple tenant-finding service, through a letting and rent management service where landlords look after their own maintenance but we attend to all other aspects of the tenancy, to a full management service where we let and manage the property completely.
Our services can include:
Property appraisal: We will give advice on rent levels, safety requirements and legal matters. We pride ourselves with being up to date with the latest legislation and the requirements of the recent Housing Act.
Advertising: We advertise properties in a variety of different ways, from our interactive website to the traditional housing list. We also use “to let" boards, leaflets and media advertising campaigns.
Contracts: Having advertised and found suitable tenants, we arrange referencing or guarantors as appropriate, then draw up a legally binding tenancy agreement, take and register deposits (to comply with new legislation) and arrange for payment of rent by standing order. Start of tenancy: We will draw up a full inventory of the contents of a property and agree this with the tenants, arrange for the handover of keys and the transfer of utility bills, and arrange Council tax exemption for student tenants.
During the tenancy: We will collect the rent and forward monies to the landlord, less our fee. Maintenance service: We offer a full maintenance service to landlords, based on a pre-arranged budget, from the smallest repairs to full property renovation.
Inspections: We carry out a formal inspection of a property at least once a quarter, and report back on any required maintenance or repairs. We also carry out the monthly safety checks required under the new legislation.
End of tenancy: We check the property and arrange for any necessary cleaning or repairs, and return the tenants' deposits.
Fees are charged as a percentage of the rent due on any property we let out for a landlord, and can vary between 5% and 10% (exc. VAT) depending on the level of management service chosen by the landlord.
A charge of £35 (exc. VAT) is made for protecting the tenancy deposit of each tenancy.
A charge between £10 and £20 (exc. VAT) is made for carrying out monthly safety checks, if required.
Very occasionally, there may be additional fees payable by landlords. If this is the case, fees will be discussed and agreed in advance. Examples of such charges include charges for advertising boards.
