Broad Court Property Management provide a variety of management services catering to the needs of all landlords.
We offer three types of letting and management packages
- Let Only – We will source tenants, and draw up a Tenancy Agreement.
- We charge: up to 3 tenants: £420.00 (including VAT); 4 and more tenants: £120 (including VAT) per tenant.
- Let and Rent Management – We will source tenants, draw up Tenancy documents, and manage Tenancy finances.
- We charge 6% (including VAT) of rental income
- Full Management – We do everything!
- We charge 12% (including VAT) of rental income
Our services can include (dependent on the letting package)
Property appraisal: We will give advice on rent levels, safety requirements and other legal matters. We pride ourselves on being up to date with the latest legislation and the requirements of the Housing Act.
Advertising: We advertise properties in a variety of ways, from our interactive website and RightMove to the traditional methods such as printed housing lists and “To Let” boards.
Tenancy Documents: Using our bespoke online registration platform, tenants can complete all required documentation in an efficient and timely manner (it usually takes less than a week to complete all documentation and finalise the let).
Start of tenancy: We will issue full inventories detailing the contents of a property and agree this with the tenants, arrange for the handover of keys and the transfer of utility bills, and arrange Council Tax exemption for student tenants.
During the tenancy: We will collect the rent and forward monies to the landlord, less our fee.
Maintenance service: We offer a full maintenance service to landlords, based on a pre-arranged budget, from the smallest repairs to full property renovation.
Inspections: We carry out a formal inspection of a property at least once a quarter, and report back on any required maintenance or repairs. We also carry out the monthly safety checks required for HMOs.
End of tenancy: We inspect the property and arrange for any necessary cleaning and/or repairs, then process return of the tenants' deposits.
A charge of £50.00 (including VAT) is made per prospective tenant or guarantor to complete a credit reference check.
A charge of £50.00 (including VAT) is made per tenant once the tenancy agreement is signed.
A charge of £42.00 (including VAT) is made for protecting the tenancy deposit of each tenancy.
A charge of between £12.00 and £28.00 (both including VAT) is made for carrying out a monthly safety check in a property, if required.
Very occasionally, there may be additional fees payable by landlords. If this is the case, fees will be discussed and agreed in advance.
